Dear  Homeowner,

Welcome to our neighbourhood and congratulations on the purchase of your home!

On behalf of the Blue Water residents, Social Committee and your Board of Directors, I want to welcome you to your new home and our community. Over the coming months we look forward to meeting you whether it be walking down the streets, at the pool or at one of our many community activity.

Blue Water is a vacant land common elements condominium with roads, infrastructure and a clubhouse with a pool as its common elements. While homeowners own their home and the land on which it sits, there are restrictions in our Bylaws, rules and covenants that are registered on title directing homeowners on what changes and additions to the exterior of their home and property are permitted. These and other rules and regulations that we all must follow are contained on your homeowners welcome package.

The operation of our Common Elements Condominium (SCECC #367) is governed by a volunteer Board of Directors as required by the Condominium Act of Ontario. The three-member Board of Directors, elected by the community at our annual general meetings, oversees the daily functions and financial responsibilities of the Condominium Corporation. Directors serve for a three-year term.

The Board of Directors has hired a registered condominium property manager – Pro Guard Property Management – that is responsible for managing our finances and maintaining the common elements property through vendor contracts, such as for grass cutting and snow removal. Feel free to contact Pro Guard at (705) 445-6383 with any questions on procedures, issues or where to find forms. Their staff is eager to help. You will also find information as well as a calendar of events on this website.
