The Blue Water Clubhouse is for the use and enjoyment of all owners and their guests at the Blue Water Condominium Community.

For renters that wish to use the clubhouse, approval must first be obtained in writing from the Board.

This booklet is for all owners, their guests and tenants to ensure that everyone is aware of the rules and regulations of the clubhouse. Please take the time to review the material enclosed and contact the management office should you have any questions.

Homes in Blue Water are subject to architectural controls with the intent of keeping our community beautiful. A palette of approved outdoor paint and roof colours is available. Building projects such as decks and privacy screens must be approved by the Board.

All owners, their guests and tenants are instructed to follow all rules of the Blue Water Clubhouse. These rules are subject to change by the Board of Directors. Below is a list of rules that the Board of Directors have prepared in order for all residents of Blue Water to enjoy the facilities:

  1. Exercise equipment is to be used in accordance with the rules that have been posted for these machines.
  2. Disruptive or attention-getting behaviour is not permitted.
  3. This is a smoke free facility and tobacco use and smoking is prohibited.
  4. Food and beverages are not permitted except in designated areas.
  5. Alcohol is permitted in the clubhouse, though no alcohol is permitted in the exercise room or in the pool area. Please drink responsibly.
  6. Residents are not permitted entry into unauthorized STAFF ONLY areas.
  7. Loitering, panhandling, and soliciting to staff, patrons or other residents is prohibited.
  8. Residents are to wear appropriate attire at all times.
  9. Children are to be under proper supervision at all times.
  10. Any condition which results in the disruption of the quiet enjoyment of the facilities by other residents may result in the resident’s clubhouse privileges being revoked.
  11. The Condominium Board, the management staff and agents reserve the right to make decisions in the best interest of the Clubhouse whenever the rules do not specifically cover certain situations.
  12. No pets are permitted in the clubhouse or the facilities surrounding the clubhouse including the pool, gazebo and playground.

Anyone violating these rules is first warned by management in charge of the clubhouse at the time of the offence. If the conduct continues the offender will be asked to leave the premises.

Management, at their discretion, will expel patrons without a warning in situations of serious, threatening, or willfully malicious behaviour.

Failure to observe these rules may lead to a revocation of clubhouse privileges, including the right to visit the buildings and grounds and deactivation of their key fobs.

Repeat offenders or persons ordered from the premises who do not comply may be subject to arrest and prosecution for trespassing. Anyone wishing to appeal his or her exclusion may submit an appeal in writing to the Condominium Board through the management office.

The main floor lounge is for the use of all residents, within the rules listed below. The lounge is to be considered the “family room” of the project, where quiet activities can take place.

Informal gatherings of residents are encouraged however children under the age of sixteen (16) must be accompanied by a parent or guardian.

Television is set on a first come, first serve basis.

The second floor Loft is for the use of all residents, within the rules listed below.

Additional rules to the second floor kitchen and lounge area are as follows:

  1. Dishes, glasses, cutlery, etc. that are supplied must be cleaned and returned after your use.
  2. If you use it, it is your responsibility to make sure that it is left in the same condition you found it.
  1. The pool is unsupervised. Bathers under twelve (12) years of age are not allowed within the pool enclosure unless accompanied by a parent or guardian who is not less than 16 years of age. Use of the pool is solely at the risk of the person or persons using the pool.
  2. No person infected with a communicable disease or having open sores on his body shall enter the swimming pool.
  3. No smoking is permitted in the pool areas at any time.
  4. No alcohol is permitted in the pool or pool area at any time.
  5. No eating, including the chewing of gum, is permitted in the pool or the pool area.
  6. No person shall bring a glass container into the pool enclosure.
  7. No person shall pollute the water in the swimming pool in any manner, and that spitting, urinating, spouting of water and blowing the nose in the pool or on the deck are prohibited.
  8. No person shall engage in diving or boisterous play in or about the swimming pool. No running or pushing is permitted in the pool area.
  9. Each bather shall take a shower using warm water and soap and thoroughly rinse off all the soap before entering the pool or re-entering the deck.
  10. A medical office of Health, a Public Health Inspector under his/her direction, or an officer of the Ministry of Health, may enter the public swimming pool at any reasonable time whether the pool is open for use or not.
  11. Scuba tanks, inflatable children’s toys or floats are not permitted in the pool except flutter boards or water wings if used for learning purposes.
  12. In the event of an emergency, emergency numbers are posted alongside the telephone on the wall. This phone line must be used for emergency purposes only and costs incurred for improper use shall be charged to the offender.
  13. No diving or jumping into the pool is permitted.
  14. Radios, televisions, video games and tape decks are not allowed in the pool area however, they may be used on the deck with earphones.
  15. The Condominium is in charge of safe conduct in the swimming pool area. The Board of Directors has given management full authority in enforcing all regulations.
  1. Only a maximum of eight (8) persons per residential home are permitted at one time. (This includes guests).
  2. Each resident must accompany his/her guest.
  3. Each resident is fully responsible for his/her guest(s).
  4. Each resident is responsible for ensuring that guests are fully aware of all regulations.
  1. Lockers are provided in the change rooms only for those using the recreational facilities. Locks remaining overnight may be removed without prior notice.
  2. Any clothing or personal items left in lockers may be removed at the end of each day. Neither the Condominium Corporation nor the Clubhouse Owners accepts any responsibility for personal articles left in lockers.
  1. A sign-up sheet is provided and we request all users to sign in when using the equipment.
  2. Use of any one piece of equipment is limited to 20 minutes.
  3. Wipe down each piece of equipment for the next user.
  4. The use of the exercise room is at the user’s risk.
  5. No equipment is to be taken out of the exercise room for any reason. Weights, mats and exercise equipment must be put in their appropriate place after use.
  6. Consult your physician prior to beginning an exercise routine.
  7. Use equipment properly and follow directions carefully.
  8. No food is permitted in the exercise room.
  9. Non-alcoholic drinks only are allowed in the exercise room and are to be in plastic non-breakable containers only.
  10. Proper attire is required when using the facility. Shirts and shoes must be worn at all times.
  11. Only sport shoes may be worn in the exercise room: sandals, slippers, flip flops, etc. are not acceptable. Bare feet, stockings or socks are not permitted.
  12. Television is set on a first come, first serve basis.
  13. Wet bathing suits are not permitted in the exercise room.
  14. For safety reasons, children under the age of sixteen (16) are not permitted to use, or be allowed in, the exercise room unless they are accompanied by an adult.
